Is your garage a good candidate?
A garage converts well when it sits within the zoning setbacks for a dwelling, has a sound slab and frame, and is close enough to the house for water, sewer and power to reach it at reasonable cost. If any of the three fails, a new garden suite or a basement unit may be the better spend.
| Check | Good sign | Warning sign |
|---|---|---|
| Setbacks | Meets dwelling setbacks from lot lines | Built close to the property line |
| Slab and footings | Level, no major cracks, frost protected | Heaving, cracks, no footings |
| Framing and roof | Straight walls, sound roof | Rot, sagging, undersized rafters |
| Services | Short run to the house connections | Long trench, rock, or a half-inch water line |
| Height | Room for insulation and finished ceiling | Low walls that need raising |
What the conversion involves
- Insulating and air sealing the slab, walls and roof for year-round living.
- Replacing the vehicle door with an insulated wall, windows and a proper entrance.
- Running water, sewer and electrical service from the main house or the street.
- Building the kitchen, bathroom and sleeping area to the Ontario Building Code.
- Permit drawings, City inspections and the final occupancy sign-off.
Attached vs detached garage conversions
An attached garage becomes part of the house, so it is planned like an interior unit with a code-compliant separation from the main home. A detached garage becomes a stand-alone dwelling, planned like a garden suite. Both need a building permit, and both can be considered for the Kingston ARU incentives.
Frequently asked questions
Can I convert my detached garage into a rental unit in Kingston?
Often, yes. Kingston lists converted garages as a type of ARU. The garage must meet zoning setbacks for a dwelling, be structurally sound, and be able to get water, sewer and power. We check all three before you commit to design.
Is converting a garage cheaper than building a garden suite?
It can be, because the footprint and part of the structure already exist. Savings shrink if the slab, walls or roof need major work, or if services have to travel a long way. The property check tells you which case you are in.
What happens to my parking if I convert the garage?
Kingston needs at least one parking space for the ARU, and it can be tandem. Your main house may also have parking requirements. We plan the driveway layout so both are met after the garage is converted.
Does a converted garage qualify for the detached ARU incentive?
A detached garage converted to a self-contained unit is a detached ARU, so it may qualify for the Detached ARU Incentive of up to $40,000 or 50% of cost. An attached garage conversion is treated as an interior or attached unit. The City confirms eligibility on application.
